Warehouse Office Building Renovation (Confidential Client)
PROJECT DESCRIPTION
EAE was contacted to assist with the architectural design of an office renovation in a warehouse located in Kansas City, MO. EAE was recommended for the work after they provided mechanical, electrical and plumbing (MEP) drawings to KCMO and received comments back prompting the need for an Architectural Code Analysis, Life Safety Plan, and finishes and fixtures information. EAE provided Permit Set Construction Drawings addressing the City Comments, which required site visits to verify layout, square footage, and condition of the space. EAE held meetings with the Contractor to better understand the scope of work, including discussions about the City Comments, project timeline, background, and general expectations.
EAE architects visited the warehouse site to take photos, notes, and measurements. Portions of the existing building were in disrepair, including water-damaged ceilings, falling wall paneling, broken floor tiles, and significant water damage, which created an added layer of difficulty to the survey.
Per the owner’s request, EAE provided the Code Analysis, Life Safety Plan, Demolition and New Floor plans, door and window details, and door and finish schedules. To streamline the construction documents process, EAE sent a list of questions and assumptions for the owner to review, including room materials and finishes, door types and hardware specifications, restroom accessories, and plumbing fixture styles.
The drawings were sent to the Contractor for final coordination within the quick turnaround time requested by the owner. After approval, EAE sent the final stamped Permit Set Drawings and the City Comments responses to the City of KCMO.
