PROJECT DESCRIPTION
Environmental Advisors and Engineers, Inc. (EAE) was contracted by a Charter School to represent them on three separate construction contracts they had undertaken at their school campus. EAE had been the Construction Monitor for all three contracts from the beginning of construction in 2022. When the school began looking for an Owner’s Representative to help them manage the contracts and free them up for running and maintaining school operations, they selected EAE to represent them as their Owner’s Representative in 2024.
The two contracts with the first GC were nearing completion when EAE became the Owner’s Representative. EAE worked to resolve all open punch list items, collected close-out documents, and closed out the two contracts. One scope of work was for a courtyard space to be in-filled, creating two new classrooms and two offices. The second scope of work was for the construction of a new two-story classroom building addition and remodeling of the east end of the existing school. Four new classrooms and several offices were included in the scope.
The second GC contract, beginning in 2024, was for the gymnasium addition and remodel. Prior to the construction, the primary gas line needed to be relocated to allow for the excavation to begin. The construction consisted of removing the east wall of the gym building and constructing new footings for additional slab on grade. The gym will now allow for a regulation full size court as well as two side-to-side courts. Additionally, the floor system has been set up for a volleyball court. The new gym space will have bleachers and a new scoreboard. The addition also adds space for a concession area and a sports apparel store.
During this project, EAE was in near daily communication with one or both GCs during construction and close-out. EAE attended the bi-monthly Owner-Architect-Contractor (OAC) meetings. By using EAE staff and their collective construction background, the school was able to get the help they needed to negotiate issues and change orders as they developed. EAE worked with the contractor through daily issues, requests for information (RFIs), change orders, product selections, verifying conformity with the plans and specifications, and collecting close-out documents such as as-builts, warranties and operations manuals. Throughout the project, EAE continued to provide Construction Monitoring services for the monthly payment applications and progress inspections.
